Fixing Laval Patios That Still Have Life Left

Your patio shows its age, but that does not mean it is finished. Laval Concrete fixes surface cracks, broken corners, and worn finishes on slabs that are structurally sound. When the base has failed, we say so. Every assessment is free and written, no pressure.

Repair strategy

Why Most Tired Patios Can Be Fixed Without Removal

A patio that looks rough on the surface is often a patio with a solid base underneath. Frost heave, water seeping into cracks, UV fading, and edge spalling are all surface problems that do not mean the slab has failed.

Laval Concrete seals cracks before they widen, patches spalled edges back to clean lines, and applies thin overlays when the whole surface needs refreshing. The work takes a day or two and costs far less than a new pour. We assess the slab for base movement, settlement, and structural integrity before recommending any work.

When the base actually has failed, slabs heaving or pulling away from the house, we tell you straight that a new patio is the right call. The same honest approach applies to all our driveway repair and foundation repair work.

The repair sequence

How Patio Repair Work Gets Done in Laval

  1. On-site inspection and diagnosis

We examine the slab for cracks, spalling, base movement, and settlement. You get a straight answer on whether repair or replacement makes sense before any quote is written.

  2. Saw-cut and remove damaged concrete

For localized damage, we cut clean edges around the problem area and remove the broken concrete down to a sound base that will bond the new patch.

  3. Prepare and bond the patch

The base is cleaned and primed. Repair mortar is applied and keyed into the existing slab. Reinforcement is added for larger patches to ensure durability.

  4. Finish and seal the surface

The patch is textured to match the surrounding concrete, broom or exposed aggregate. After cure, the entire patio is sealed to protect against water and weather damage.

Full-surface solutions

When Patio Resurfacing Beats Spot Repairs

If the slab is sound but the surface is worn across the whole patio, a thin overlay is faster and cleaner than patching multiple spots. The overlay bonds to the prepared concrete and gives the patio a fresh, uniform finish in one continuous pour.

After repair or resurfacing, stamped finishes and exposed aggregate can add visual interest. Sealing the finished surface keeps water out and extends the life of the repair. If the slab truly cannot be saved, new patio pours in plain, decorative, or textured finishes are available.

Common questions

Patio Repair & Resurfacing Questions, Answered

Repair vs replace, cracks, resurfacing and what is honest to fix in Laval.

If the cracks are surface-only and the slab still sits level against the house, repair makes sense. If the slab is heaving, settling or pulling away from the house, the base has likely failed and a new pour is the honest answer.
Yes. We saw-cut clean edges around the spalled area, prepare the base, and bond a patch into the sound concrete. Done with the right mortar and prep, a patch holds as well as the original.
Resurfacing lays a thin overlay across a prepared slab when the structure is sound but the surface is cosmetically gone. It gives the whole patio a fresh, uniform look at a fraction of the cost and time of a tear-out.
Patches into existing concrete are visible up close, but resurfacing covers the whole slab in one go and reads as a new finish. Either way, sealing afterwards keeps the result protected for years.
Most localised repairs are done in a day. A full resurface usually wraps in a day or two, with a cure window before furniture goes back. We give you the exact timeline on the assessment.

★★★★★

Resurfaced our old broom-finish patio instead of tearing it out. The new top reads as a brand-new patio and we used the slab through the summer.

Spalled corners at the steps, patched cleanly and colour-matched. No more catching shovels on the broken edges, and the seam is barely visible.

★★★★★

Honest that the back half of the patio had base problems and the front half was sound. Replaced the back, repaired the front, exactly what we agreed on.

Cracks sealed before they could grow. The seal is back on the whole patio and the slab looks easily a decade younger than it did before.
